SELF-REDEVELOPMENT CONCEPT
In Self-redevelopment Concept, all society members come together and decide to go for redevelopment by
themselves. There is no Profit Centre called Developer present in this concept. Society appoints PMC who has
team of experts. PMC team is representative of society to carry out all the activities of redevelopment. There is
really no need for committee or society members to get engaged in day today activities. Professional team of PMC
takes all the responsibility and get the project done.
There are basically four main Tasks in Self-Redevelopment
- Approval / Permissions
- Construction activity
- Selling of Area
- Raising Finance
- Approval / Permissions are done through expert liasoning team of PMC appointed. Developers do the
liasoning work through same such experts. Architects, Advocates, Liasoning experts are easily available in
Mumbai. - Construction Activity – all the Architects, Project Coordinators, Engineers and Contractors are available in
Industry. PMC has skills and system to carry out construction activities through these players. - Selling Area – There are many professional agencies available the real estate sector who does time bound
selling of any size of Project. - Raising Fund – If society members are together and firm on their self-redevelopment…..Institutional
Finance, Bank finance, Private Finance is available in industry.
