- INTRODUCTION OF PROJECT
A. The Industrial CHSL is registered Society under Co-operative Department of Maharashtra Government.
B. This Society buildings are located at Adarsh Nagar Mhada Colony,at Century Bazar,Worli Mumbai.
C. These Buildings is constructed on Plot which is under Mhada lease.
D. Plot has C.S. No. 16 (part) & C. S. No. 5 (part)of Mahim Division,G South Munciple ward,Mumbai
E. There are Five No of buildings comprise of 2 wings.Each wing comprising of a Ground plus 3 upper storied
structure. As per the Copy of the Deed of Sale and Copy of Deed of Sub Lease There are 2 flats per floor
per wing with each of carpet area of approx. 38.83 Sq.Mt., total of 80 tenements. The flats are accessible
with a staircase only.
F. However, o n site ,Society has carried out some extension to the existing flats by which the area
i n c r e a s e d to 47.19 Sq.Mt., with additional construction of a 4
th floor on one of the wings in each of
the 5 buildings making it a totally of 85 tenements.
G. Plot Area for Bldg no 20 is 730.64 Sq.Mt., Plot Area for Bldg no 23,25 is 1,461.28 Sq.Mt. and Plot
Area for Bldg no 24, 26 is1,461.28 Sq.Mt.
H. As per the sale deed, unit area is 38.83 sqmt and total 80 units in five buildings.But to prepare this
feasibility on practical ground, we have considered extended areas of 47.19 for 80 units and 59.46 for
5 units.
I. We suggest society to complete all the paperwork with MHADA about Area and unit extensions , so
that technically correct feasibility can be prepared based on registered documents.
J. This Proposal is subject to Naval NOC as it is falling within 500 mt from coastal guard/ INS Trata.
The clearance from naval authority for the proposed development will also have to be taken for
proposed building plans along with their heights.
